Booking Information & Conditions

Star Villa Holidays act as booking agents for the owners of rented holidays accommodation, making booking contracts between you, the client, and the owner of the property you have requested for your holiday. Our fee for making such contracts, for providing information, advice, helping you choose the property, and furnishing you with instructions, is included in the overall rental price. If the occasion arises we will use our best endeavour to resolve any problem, however any dispute outside our power to resolve, will be a matter between you and the owner or their villa manager.

BOOKING CONDITIONS These apply even if for some reason the booking form has not been completed, eg. a late booking by telephone / email.

BALANCE PAYMENT Having made your booking by telephone or email and paid your deposit, you will be sent a Booking Form and Confirmation Invoice that will show your balance and due by date. The Breakages Deposit amount will also be shown (see below). The balance will be due 2 calendar months before the holiday commences. This will be your only Invoice for the accommodation. Non-payment of the balance after a reminder, may lead to us re-letting the property. If there is a problem PLEASE get in touch. On receipt of the balance you will be sent an accommodation voucher, maps and arrival information. In some of the properties the villa manager will call to see you shortly after your arrival and a letter in the villa will give you the approximate time of this visit. At other properties there is no visit but a contact telephone number will be left or you can call into the management office nearby if required. If you prefer to pay online, please let us know and we will send you an online invoice..

OCCUPANCY Only the numbers stated in the villa description are allowed in the properties except for one baby in a cot or, in some more spacious villas, an extra child on a folding bed. Your invoice will include the cost of the extra baby or extra child and a cot or folding bed will be provided. The booking is for accommodation only and is strictly limited to the persons listed on the booking form. No single sex parties are allowed. Admission will be refused or terminated if these conditions are not met. Pets are never allowed.

ACCOMMODATION The accommodation is booked on a self – catering basis. Maid service is provided once per week in winter and twice per week in summer, unless otherwise stated in the individual property descriptions. The maid will generally tidy up, change the towels and bedlinen but is not expected to do the washing up etc. The occupants agree to respect the rules of the individual properties or complexes.

ARRIVAL & DEPARTURE Regardless of flight times, on the day of arrival you must not try to occupy your accommodation until after 2.00 pm (3.00 pm in some properties). Time is needed to thoroughly clean the property between lets, and unlike a hotel bedroom, cleaning may still be in progress after 2.00 pm / 3.00 pm. For the same reason you must vacate your accommodation by 10.00 am. Both on arrival and departure you will usually be able to leave your packed cases in the hallway.

INSURANCE Travel Insurance is compulsory under EC law. All occupants are responsible for ensuring that they have adequate Travel Insurance and a 24 hour Emergency Tel No. The use of the accommodation and amenities are offered on the condition that they are used entirely at the occupant’s own risk. We cannot accept responsibility for accidents, injuries, illness, death, robbery or theft, or loss or damage to users’ or visitors’ property or belongings, including motor vehicles, however caused. Cancellation charges may be covered by the Insurance.

CANCELLATIONS If you cancel the accommodation up to 3 months prior to departure you will lose your Deposit. 50% of total cost of accommodation is charged if you cancel between 2 and 3 months prior to departure. 100% of total cost of accommodation is charged if you cancel less than 2 months prior to departure. All cancellations must be in writing. Admin fees may apply.

FORCE MAJEURE In the unlikely event that the accommodation is rendered uninhabitable due to fire, flood, earthquake, water or power failure, sudden or unexpected nearby building work, or any other means beyond our control, liability will be limited to a refund of the monies paid for the accommodation only. Every endeavour will be made to find other suitable accommodation at the best possible price.

LIABILITY We act as agents only and we cannot accept liability for errors or omissions of our principals over whom we have no control (such as airlines, car hire companies, management etc.). All information concerning the accuracy of descriptions is thoroughly checked and believed correct at the time of going to press, but it is possible that a facility may be withdrawn or changed without notice and in circumstances beyond our control. Wherever possible changes will be advised to you without delay. The booking for accommodation is independent of, and bears no liability to, any other product or services that you have purchased.

WINTER HEATING Electricity and gas are metered and, where appropriate, will be charged at cost and deducted from your Credit / Debit Card deposit.

BREAKAGES / DAMAGES All breakages and damages are the legal responsibility of the hirer, who is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils etc. must be left clean and the property must be left clean and tidy at the end of the rental period. Please ensure that any damage found on arrival is reported to the Management / Housekeeper / Maid / Representative within 24 hours of arrival and also as soon as it occurs, so that it can be rectified for the next occupants. This includes mattress damage. If travelling with small children, bring mattress protector(s), as you will be liable for the cost of replacing a damaged mattress. Do not smoke in the bedrooms. Cigarette burns on furniture or linen will be charged at full replacement cost. A refundable security deposit of £100 – £1500 (as stated on your Booking Form) is required and is held against your Credit / Debit Card. In some cases it is payable on arrival. Any excess cleaning costs, excess electricity, replacement or repairs for damage to the property or any of its contents and phone bills, remaining unpaid after departure will be charged to your Card and the balance of the deposit will be returned within approx 21 days of departure.

COMPLAINTS We fully expect you to be very happy with the accommodation and amenities provided. However if you feel you have reason to complain you must immediately contact the local Representative or Housekeeper either personally, by phone or in writing, so that the problem can be resolved. We are not responsible for any matter which you did not bring to our attention during your holiday. If the problem is not resolved locally to your satisfaction, then you must put your complaint in writing within 7 days of your return date

ACCURACY OF PRICES AND DESCRIPTIONS Important note: the information and prices shown on our website and elsewhere may have changed by the time you come to book your accommodation or other services. Although we make every effort to ensure the accuracy of the information and prices, regrettably errors do occasionally occur. You must therefore ensure you check the price and all other details of your chosen accommodation or other services with us at the time of booking.

BOOKING INFORMATION & CONDITIONS FOR WINTER LETS

Our usual Booking Conditions apply as above.

The Winter season is from 1 November to 31 March. The prices quoted are the weekly rentals for the accommodation. Extra people must be booked and paid for before your departure to Portugal.

All properties available for Winter lets have a room heater or log fire in the living room, and some also have one heater per occupied bedroom and bathroom; some also have electric blankets. Where applicable, logs can be delivered at approx £75 per load, which should last for 3-4 weeks. Meters will be read on arrival, and a charge made for the fuel used, or any excess fuel used, on departure, if applicable.

Maid service is once per week. Bedlinen and towel are changed once per week.

Heated swimming pools are at extra cost where applicable. Please note that even when the pools are heated most do not have a cover and are never as warm as indoor heated pools. The temperature of the water is usually heated by approx 10 degrees Centigrade. Night and day winds affect the temperature and the water may not get a chance to heat up. If the weather is particularly cold or windy the pool heating will be turned off.

USEFUL INFORMATION – for all villas and apartments

Accommodation All the properties are well furnished and equipped, including house linen, for holiday use. Beach towels are all you need to take. All Villas with private pools have sunloungers and outside garden furniture where appropriate. Couples or families sharing should bear in mind that bedrooms vary in size, the Master bedroom usually being the larger one.

Standard Equipment Unless otherwise stated in the descriptions, the following items are standard in all properties and are therefore not mentioned. Pre-booked cots will be in your accommodation, sheets included; please bring your own cot duvet / blanket and if required, waterproof mattress covers for the beds.
Kitchens: Electric or gas cooker, fridge, adequate cooking and eating utensils for the no. of occupants.
Bathrooms: Bath / shower, wash hand basin, WC.
Lounge and Dining Rooms: Sofas, armchairs, dining table & chairs for the no. of occupants.
Bedrooms: Bedroom furniture
Gardens : Garden furniture.

Cleaning All the properties are thoroughly cleaned between lets. However, please make sure that you leave your accommodation in a clean and tidy condition at the end of your stay.

Extra Persons The accommodation is strictly limited to the persons listed on the booking form. Admission will be refused or terminated if this condition is not met. No dogs or other pets are ever allowed.

Maids The accommodation is booked on a self catering basis. Maid service is provided once per week in Winter and twice per week in Summer unless otherwise stated in the descriptions. There are variations in the hours worked and the duties performed and these cannot be changed by the occupants. The maids will generally tidy up, change towels and bedlinen, but are not expected to do the washing up etc. Most maids will do or organise baby-sitting at extra cost plus transport. All maids will expect a tip, but this is entirely at your discretion. Some washing machines are for the maids use only, but they may be able to wash loads for you. Dish washers can be used by clients but you will have to provide salt, detergent and rinse aid as required.

Swimming Pools Pools are all open air and most are not heated. Heated pools are never heated to the degree expected of a heated pool in the UK. Please do not use the sun bed mattresses as lilos in the pool. DIVING is not allowed in any of the pools.

Heating Charges Where appropriate limited heating is provided and indicated in the rental. Additional heating will be charged and deducted from the deposit.

Breakages and Damages A refundable deposit of £100-£1500 will be included in your Confirmation / Invoice, or some properties require a security deposit of £100 payable on arrival (usually where there is metered electricity in winter). Please ensure that breakages or damages are reported to the maid / housekeeper / representative as soon as they occur, so that they can be rectified for the next occupants. Any broken or damaged items should be replaced or paid for as appropriate before departure. For hygienic reasons a wet bed will make you liable for a new mattress. Deposits will be refunded within 21 days or before departure less any phone bills, excess cleaning costs and replacement or repairs for damage to the property or any of its contents.

A. WE, STAR VILLA HOLIDAYS, ACT ONLY AS AN AGENT IN RESPECT OF ALL BOOKINGS WE TAKE AND/OR MAKE ON YOUR BEHALF. WE ACCEPT NO LIABILITY IN RELATION TO ANY CONTRACT YOU ENTER INTO OR FOR ANY SERVICES OR ARRANGEMENTS YOU PURCHASE (“ARRANGEMENTS”) OR FOR THE ACTS OR OMISSIONS OF ANY SUPPLIER(S) OR OTHER PERSON(S) OR PARTY(IES) CONNECTED WITH ANY ARRANGEMENTS. FOR ALL ARRANGEMENTS, YOUR CONTRACT WILL BE WITH THE SUPPLIER OF THE ARRANGEMENTS.

B. OUR FEE FOR MAKING SUCH BOOKINGS, FOR PROVIDING INFORMATION, ADVICE, HELPING YOU CHOOSE YOUR ARRANGEMENTS, AND FURNISHING YOU WITH INSTRUCTIONS, IS INCLUDED IN THE OVERALL PRICE.

C. THE TERMS AND CONDITIONS OF THE SUPPLIER(S) OF YOUR CONFIRMED ARRANGEMENTS WILL APPLY TO YOUR BOOKING. THESE TERMS AND CONDITIONS MAY LIMIT AND/OR EXCLUDE THE SUPPLIER’S LIABILITY TO YOU. COPIES OF THESE CONDITIONS ARE PRINTED BELOW AND ON THE BACK OF THE PINK CONTRACT THAT YOU WILL RECEIVE ON COLLECTING THE CAR.

CAR HIRE COMPANY TERMS & CONDITIONS 2016:
PLEASE NOTE: ANY CLIENT WISHING TO HIRE VEHICLES MUST BE OVER 23 YEARS OF AGE AND HAVE HELD A FULL DRIVERS LICENSE FOR AT LEAST 1 YEAR. A VALID DRIVERS LICENSE AND PASSPORT WILL BE REQUIRED FOR PRESENTATION TO THE REPRESENTATIVE BEFORE RENTING THE VEHICLES IN ORDER TO VALIDATE THE RENTAL TERMS OF ALL THE VEHICLES.
IF YOU NEED TO AMEND A CONFIRMED CAR HIRE BOOKING, AN AMENDMENT CHARGE OF £15 WILL BE PAYABLE TO COVER ADMINISTRATION COSTS, UNLESS OTHERWISE AGREED.

WHAT IS INCLUDED:
* DUE TO A NEW AIRPORT ADMINISTRATION FEE THERE WILL BE AN ADDITIONAL COST OF 10€ PER RENTAL PAYABLE ON COLLECTION OF CAR. THE FEE MUST BE PAID LOCALLY IN CASH TO THE CAR HIRE COMPANY.

THE RATES INCLUDE:

* UNLIMITED MILEAGE.
IN ADDITION, THE FOLLOWING ITEMS ARE INCLUDED IN OUR CAR HIRE RATES. THIS INFORMATION IS FOR GENERAL GUIDANCE ONLY SINCE MANY ITEMS MAY DEPEND ON THE SPECIFIC VEHICLE TYPE YOU WISH TO HIRE IN PORTUGAL.

* ALL REQUIRED CAR HIRE INSURANCES. SUBJECT TO THE FOLLOWING EXCESS:

€900 FOR GROUPS H, AND L
€1500 FOR GROUP D, J, F AND M
€2000 FOR GROUPS I AND K

BUY-OUT OF THE VEHICLE’S INSURANCE EXCESS. THE CAR HIRE VEHICLES ARE SOLD WITH AN INSURANCE EXCESS. THIS IS EXPLAINED IN THE SECTION WHATS’S NOT INCLUDED? BELOW.
WHEN YOU COLLECT THE CAR HIRE AT FARO, YOU’LL BE ASKED TO LEAVE A CREDIT CARD IMPRINT AS A GUARANTEE FOR FUEL DEPOSIT AND EXCESS INSURANCE. PROVIDING YOU RETURN THE VEHICLE UNDAMAGED AT THE END OF THE CAR HIRE AND WITH THE CORRECT AMOUNT OF FUEL AS ON COLLECTION, THIS WILL BE RETURNED TO THE CLIENT ON RETURN. IN THE UNLIKELY EVENT THAT YOU DAMAGE THE CAR HIRE VEHICLE, YOUR MAXIMUM LIABILITY IS LIMITED TO THE CAR HIRE INSURANCE EXCESS VALUE AS DETAILED ABOVE. BUYING OUT THE INSURANCE EXCESS FOR EACH CAR IS EXPLAINED IN DETAIL IN OUR SECTION WHAT’S NOT INCLUDED?
OUR CAR HIRE RATES ARE FULLY INCLUSIVE OF LOCAL SALES AND AIRPORT TAXES.

* ADDITIONAL DRIVERS: YOU MAY ADD ADDITIONAL DRIVERS TO YOUR CAR HIRE ON ARRIVAL IN PORTUGAL AT NO EXTRA COST.

DRIVING INTO SPAIN:
PLEASE CONSULT THE LOCAL REPRESENTATIVE IF YOU REQUIRE TO TRAVEL ACROSS THE BORDERS INTO SPAIN WITH REGARD TO INSURANCE REQUIRED, ACCIDENTS AND VEHICLE RECOVERY ARRANGEMENTS.

CROSS BORDER CHARGES
YOU CAN TAKE YOUR CAR HIRE VEHICLE TO TOUR OUTSIDE OF PORTUGALA DISTANCE OF 100KM ONLY BEYOND THE PORTUGUESE BORDER. YOU MUST HOWEVER RETURN TO THE CAR HIRE COMPANYIN PORTUGALAT THE END OF THE HIRE PERIOD. YOU MAY NOT RENT VEHICLES ONE-WAY FROM PORTUGAL LEAVING THEM IN ANOTHER COUNTRY.

WHAT’S NOT INCLUDED IN THE CAR HIRE RATES:
PLEASE NOTE: IN COMMON WITH MOST CAR HIRE SUPPLIERS THE INSURANCE COVERAGE DOES NOT COVER THE FOLLOWING, AS WELL AS DAMAGE CAUSED NEGLIGENTLY, WILLFULLY OR RECKLESSLY.

* FUEL IS NOT INCLUDED!
THE FUEL THAT YOU CONSUME DURING YOUR CAR HIRE IS OBVIOUSLY NOT INCLUDED IN THE PUBLISHED CAR HIRE RATES! ON ARRIVAL AT THE CAR HIRE STATION, YOU WILL COLLECT THE CAR HIRE VEHICLE WITH AN AGREED AMOUNT OF FUEL BY BOTH PARTIES. AT THE END OF THE CAR HIRE, RETURN THE CAR HIRE VEHICLE WITH THE SAME AMOUNT OF FUEL OR A CHARGE FOR THE DIFFERENCE WILL BE MADE.

* BUYING OUT THE INSURANCE EXCESS:
CLIENTS HAVE THE OPTION OF TAKING OUT AN EXTRA INSURANCE TO AVOID THE EXCESS BY PAYING LOCALLY THE FOLLOWING CHARGES:

€20 PER WEEK FOR GROUPS H AND L
€30 PER WEEK FOR GROUPS D, J AND M
€40 PER WEEK FOR GOUPS I, F AND K

PURCHASING INSURANCE EXCESS BUY-OUT IS NOT A “LICENCE TO KILL” AND YOU WILL STILL BE RESPONSIBLE FOR ITEMS LIKE TYRES, WHEELS, GLASS, LOST CODED KEYS OR DAMAGE TO THE UNDERSIDE OF THE CAR HIRE VEHICLE. THE CAR HIRE COMPANY MAY STILL REQUIRE YOU TO LEAVE A CREDIT CARD IMPRINT TO COVER EXTENSIONS TO YOUR CAR HIRE CONTRACT OR TRAFFIC FINES. – SEE BELOW.

* LOST CAR HIRE VEHICLE KEYS:
VEHICLE KEYS ARE CHIP-CODED AND ARE COSTLY AND TIMELY ITEMS TO REPLACE. IF YOU LOSE THE CAR HIRE VEHICLE’S KEY, YOU WILL BE OBLIGED TO PAY FOR ITS REPLACEMENT (APPROXIMATELY EUR 120.00) PLUS ANY ASSOCIATED TRANSPORT COSTS IN CONNECTING YOU WITH A NEW VEHICLE KEY. MORE IMPORTANTLY, YOUR HOLIDAY CAR HIRE IN PORTUGAL MAY BE SERIOUSLY AFFECTED WHILE YOU WAIT FOR A NEW KEY TO BE PREPARED FOR YOUR CAR HIRE VEHICLE. PLEASE TAKE GOOD CARE OF THE CAR HIRE VEHICLE KEY WHILE YOU’RE ON HOLIDAY IN PORTUGAL!

* USING THE WRONG FUEL TYPE FOR YOUR CAR HIRE VEHICLE:
PUTTING GASOLINE INTO A DIESEL CAR (OR VICE VERSA) REQUIRES THE ENGINE TO BE STRIPPED DOWN AND CLEANED. IF YOU PUT THE WRONG FUEL INTO THE CAR, EXPECT A HEFTY GARAGE BILL AND SEVERAL DAYS WITH YOUR CAR “OFF-THE-ROAD” WHILE THE CAR IS REPAIRED.

* BLOW-OUTS ARE AT YOUR OWN RISK:
IF YOU HAVE A PUNCTURE DURING THE RENTAL THE CAR HIRE COMPANY WILL HOLD YOU RESPONSIBLE FOR THE REPAIR/REPLACEMENT COST. ALL OUR CARS ARE DELIVERED WITH A ROAD-WORTHY SET OF TYRES WHICH ARE INSPECTED PRIOR TO EACH DELIVERY. TYPICALLY, BAD PARKING OR DRIVING OFF-ROAD ARE THE MOST COMMON CAUSES OF PUNCTURES DURING A RENTAL PERIOD.

* OFF-ROAD OR NEGLIGENT USE:
OUR CAR HIRE VEHICLES IN PORTUGAL ARE RENTED FOR USE ON THE PUBLIC HIGHWAYS OF PORTUGAL. THEY CANNOT BE USED OFF-ROAD. ALTHOUGH A VERY RARE OCURRANCE, WE’D LIKE YOU TO BE AWARE THAT DAMAGE TO THE UNDERSIDE OF THE CAR HIRE VEHICLE IS FREQUENTLY CAUSED BY NEGLIGENT DRIVING OR OFF-ROAD WHICH IS YOUR RESPONSIBILITY. DRUNK DRIVING A HIRE CAR OR DRIVING UNDER THE INFLUENCE OF DRUGS IS CONSIDERED NEGLIGENT USE.

* DAMAGE TO THE VEHICLE’S UNDERSIDE:
DAMAGE TO THE VEHICLE’S UNDERSIDE IS THE RESPONSIBILITY OF THE RENTER. ALTHOUGH A VERY RARE OCURRANCE, DAMAGE CAUSED BY DRIVING OFF-ROAD, IMPACTS FROM ROCKS OR OTHER ITEMS TO THE UNDERSIDE CAN CAUSE CONSIDERABLE DAMAGE TO THE VEHICLE. IF THIS SITUATION ARISES, YOU WILL BE RESPONSIBLE FOR THE REPAIR COSTS.

* TRAFFIC FINES:
TRAFFIC FINES, SPEEDING TICKETS INCURRED AT THE WHEEL OF YOUR CAR ARE AT YOUR OWN RISK.

* VEHICLE GLASS & LOCKS:
IT IS A SAD REALITY THAT IN MOST HOLIDAY RESORTS IN PORTUGAL, AUTO-THEFT IS A DAY-TO-DAY OCURRANCE. IF YOU PARK UP THE CAR HIRE VEHICLE WITH PERSONAL ITEMS INSIDE AND, AS A CONSEQUENCE, THE GLASS OR LOCKS ARE DAMAGED IN AN ATTEMPT TO STEAL YOUR PERSONAL EFFECTS, YOU WILL BE RESPONSIBLE FOR THE ASSOCIATED REPAIR COSTS TO THE CAR HIRE VEHICLE. WE STRONGLY RECOMMEND THAT YOU PARK THE VEHICLE IN SUPERVISED CAR PARKS/GARAGES AND NEVER LEAVE ANY PERSONAL ITEM INSIDE THE CAR HIRE VEHICLE.

THE FOLLOWING ITEMS CAN BE ADDED TO YOUR CAR HIRE RESERVATION IN PORTUGAL :
* BABY SEATS:
BABY SEATS ARE SUITABLE FOR NEW-BORN BABIES UNTIL APPROXIMATELY 6 MONTHS OF AGE. BABY SEATS ARE NORMALLY AVAILABLE ON CAR HIRE VEHICLES ON REQUEST. THERE IS A CHARGE OF €15 PER WEEK FOR THESE SEATS WHICH IS PAYABLE ON ARRIVAL IN PORTUGAL IN EUROS. YOU MUST RESERVE BABYSEATS AT THE SAME TIME AS YOU RESERVE YOUR CAR HIRE.

* CHILD SEATS:
CHILD SEATS ARE SUITABLE FOR YOUNG CHILDREN FROM APPROXIMATELY 6 MONTHS OF AGE UNTIL 2-3 YEARS OF AGE. CHILD SEATS ARE SUPPLIED FOR CAR HIRE VEHICLES ON REQUEST. THERE IS A CHARGE OF €20 PER WEEK FOR THESE SEATS WHICH IS PAYABLE ON ARRIVAL IN PORTUGAL IN EUROS. YOU MUST RESERVE CHILD SEATS AT THE SAME TIME AS YOU RESERVE YOUR CAR HIRE.

* BOOSTER SEATS:
BOOSTER SEATS ARE SUITABLE FOR YOUNG CHILDREN. BOOSTER SEATS ARE SUPPLIED FOR CAR HIRE VEHICLES ON REQUEST. THERE IS A CHARGE OF €20 PER WEEK FOR THESE SEATS WHICH IS PAYABLE ON ARRIVAL AT IN PORTUGAL IN EUROS. YOU MUST RESERVE BOOSTER SEATS AT THE SAME TIME AS YOU RESERVE YOUR CAR HIRE.

PLEASE BE AWARE THAT BABY SEAT TYPES IN PORTUGAL VARY FROM THE UK AND MAY NOT MEET BRITISH KITE MARK STANDARDS. IF IN DOUBT, CLIENTS SHOULD TAKE THEIR OWN CAR SEAT.

GENERAL TERMS:
* ROOF RACKS ARE NOT AVAILABLE.
* CARS ARE RESERVED BY GROUPS, THE MODEL QUOTED IS AN EXAMPLE OF THE CAR SIZE AND WE RESERVE THE RIGHT TO SUBSTITUTE AN ALTERNATIVE MODEL IN THE SAME GROUP WHERE NECESSARY.
